INITIAL CONSULTATION

People decide to have a secondary dwelling for many different reasons. From being able to bring family members closer to you, to creating a second income by running a B&B or rentable unit on your property. With the nature of work changing so drastically in the last couple of years, an office in the garden is also a popular reason to build in the back yard.

Now that you know you can build on your lot, the options are endless. We can help you understand your options of what you are allowed to build on your particular lot, how long it will take and what you can expect it to cost

After an initial consultation with us, you will have the information you need to make an informed decision about your project and plot your path forward.

What type of house do I want?

The use of the house you want to build will determine what style you choose and the cost. The speed of build and level of finish (when the project is delivered) can vary from a shell to a turnkey solution which is fully decorated. This will have a bearing on who you use to construct your house. This is where we can help you filter out what is not right for you or your property.

How long will the project take?

The length of the project will be dependent on a number of factors. The size of the unit that you want to build. The level of finish you are aiming for at the time of hand over. The time of year you start the project will also be a factor as winter poses a real problem to outdoor builds whereas a modular ‘ship in’ system can carry on in a factory throughout the winter.

What will the project cost?

Just like buying a car, there will always be the base cost and the end cost will depend on what options you choose to buy. It is advised to set an affordable budget and then choose the building that fits into that cost, as it is very easy to add on options, and there are always unforeseen costs as you progress through the building process.
