APPLICATIONS FOR YOUR PROJECT

You have decided to build a house on your lot and have now chosen the style, finish and budget for your project. Now begins the official part of building, the approvals and permits. Without these approvals and permits nothing will happen, and contractors cannot move onto site.

A forest of paperwork lies in front of you and it can be overwhelming. A mistake in the filing can cost you weeks of lost time and navigating this can be difficult. We are here to help you through this process.

Site plan application

Depending on where your site is, you may not need to get site plan approval before starting the building permit process, but it is important to check this before starting a building permit application.

What is the process for site plan approval?

There is an application process for site plan approval to get you to the point where you can apply for your building permit to build your house. This is as follows:

• Pre-consultation meeting

• Submission of the application

• Review responses

• Resubmit if necessary

Building permit application

You have your site plan approval, but there’s just one more important document you need before you can start building. Having planned and plotted carefully, your due diligence is likely to pay off at this point.

What is the process for building permits?

The process for filing a building permit application gets you to the point where you have permission to build your house. This is as follows:

• Prepare the application

• Submit the application

• Review responses

• Resubmit if necessary

This is how we help you through the process

In the case of a site plan application, this meeting gives the owner of the property an opportunity to meet with planning staff to discuss important matters relating to the proposed site.
• We attend this meeting with you or on your behalf

There are official forms to fill in and drawings to be submitted which have to be accurate in detail.
Our full service includes:
• Site plans
• Construction drawings
• Coordinating with architects, engineers, surveyors and contractors, if needed

Once all forms and plans are prepared and correct they will be submitted to the relevant planning or building department.
• We sign off on any construction drawings
• We do a final check on the completeness of your application and submit on your behalf

The relevant department will review your application and within a specified time limit they will make their judgment. This may be a straight pass or it may be a qualified pass requiring some changes to be made and the plans resubmitted for a shorter review cycle.
• We track your application, and respond directly or coordinate the response, if needed

We continue to work on your application until it is successful

Plans passed – start building !!!
